Sla Launches Tender Heritage Bungalows Sembawang

The Singapore Land Authority (SLA) has launched a tender for the lease of a cluster of twenty heritage bungalows in Sembawang. These two-storey black-and-white bungalows, located along Admiralty Road East, Falkland Road, Auckland Road West and Fiji Road, were built in the 1920s and 1930s and occupy a total area of about 245,300 sq ft with an estimated 94,945 sq ft of gross floor area (GFA).

The lease will be for a period of five years, with an option to extend for another four years. These bungalows can be used for serviced apartments, including multi-generational and senior co-living concepts. The use of F&B and retail is also allowed, as long as the GFA does not exceed 9,580 sq ft. A minimum stay of one week is required for the serviced apartments.

SLA is looking to evaluate tenderer bids based on a price-quality basis, with the tender closing on June 11 at 11am. The site is expected to be awarded in October.

This move is in line with SLA’s efforts to reimagine state properties for various purposes, such as co-living, pop-up event venues and social impact hubs. The aim is to encourage more innovative and sustainable use of these properties.
